What are measurement services?

A floorplan service is just what it sounds like: An appraiser measures the dimensions and square footage of a property, then draws a basic or highly detailed layout based on your needs. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the total livable area, of your home. These services are helpful and sometimes necessary when disputing property taxes or selling a property.

How does a floorplan service work?

During a home measurement or floorplan service, a certified appraiser takes measurements of the home or property with a measuring tool — either a tape measure or laser measuring device. As they tour the house, they observe the layout of the rooms and other features, like closets, hallways, and pantries. They may sketch out the property. Then, the appraiser writes up a report and detailed floorplan showing the total living area and the general layout of the house. The final product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a home measurement or floorplan service required?

Real estate taxes

Property tax records often reflect incorrect area of a property because the values can come from several sources, and sometimes go unproven — which means you may be taxed for more space than you actually have! Unless an appraiser has recently executed a valuation on your property (after any updating that may have affected square footage), you'll need an appraiser to perform a measurement service before attempting to dispute your taxes. An appraiser verifies the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop paying more than your property is worth.

Selling a listing

A home floorplan service will ensure that you're paid fair market value for your home. Area is one of the biggest factors potential buyers consider when purchasing a house — but since these values are frequently estimated rather than accurately measured, your home listing might show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially reduce the price of the home as well as the number of interested buyers. The only dependable method of using a definitive GLA when listing your home or property is to reference a recent appraisal or home measurement service completed by a certified appraiser (after any remodeling that might have affected square footage).

Information for agents

To make sure that your client's property sells at a price that correctly reflects true market value, we recommend asking for a home measurement of the property. Your clients, and especially potential buyers, will be grateful for your thoroughness, and you can be certain that the GLA on your client's listing is a true representation of their home. A floorplan can also be a wonderful marketing tool for getting potential buyers interested because they can see the layout and details of the house before and after a showing.
